Secura Funds

In addition to its equity and preferred equity investments in selected property development opportunities, Advanta, through its associate Secura Funds, raises money direct from investors and provides loans secured by mortgage to property developers and other property-based borrowers through its investment scheme, the Secura Income Fund.

Advanta Property Funds was formed by Secura Funds Ltd ( as a new division to offer investments in property development opportunities. Secura Funds’ primary business is the raising of money direct from investors and providing loans to property developers and other property-based borrowers. Its investment scheme, the Secura Income Fund, is a contributory mortgage fund and is a wholesale managed investment scheme for the purposes of the Corporations Act 2001. Secura Funds holds an Australian Financial Services Licence No. 402900 to conduct its business.



Secura Funds’ objectives are:

  • To assist investors, by offering a secure mortgage investment offering higher investment returns compared with basic rates currently available in the Australian financial markets; and
  • To fill the gap in finance availability for smaller property developers, by offering funds for the property development process, in the face of the Banks’ current inaccessible loan terms and limited funding for smaller property developments.

To invest in the Secura Income fund, you need to be a wholesale investor (a technical term defined in the Corporations Act).

This means:

  • You must invest $500,000 or more with Secura Funds,


  • You must provide a qualified accountant’s certificate stating that you satisfy one of the following:
    • You have net assets of at least $2.5 million; and/or
    • You have a gross income for each of the last 2 financial years of at least $250,000.



The Secura Income Fund is a managed investment scheme of Secura Funds Pty Ltd under AFS Licence No. 402900 allowing it to issue interests to wholesale clients. Secura Funds can provide general product advice in relation to its schemes but is not licensed to and does not provide personal financial advice or taxation or legal advice concerning our funds. Investment in the Secura Income Fund can only be made in the circumstances outlined in our Information Memorandum.
